Applicant and County Preferred Project Alternative

Proposed development of a new 763-unit residential community located on an approximately 208-acre site. The project would include 117 acres of 614 Single-Family Low-Density residential development and 21.3 acres of 149 Single-Family Medium-Density residential development. Independent of the proposed residential density, 613 units are proposed to be part of a gated, age-restricted active-adult community (55+) while the remaining 150 units would be conventional single-family units. Two Neighborhood Parks of 4.4 acres and 2.2 acres, a 7.5-acre Village Park, 44.4 acres of open space preserves and buffers, and 11.1 acres of roadway infrastructure are also proposed. 1.6 acres of the Village Park contains a PD overlay designation that could allow for light neighborhood commercial uses that serve the plan area. These potential light commercial uses would require separate approval of a conditional use permit and a planned development. The proposed land use map is provided in the linked PDF. The current zoning and General Plan land use designation for the project site is Research & Development (R&D). The project would require a general plan amendment from R&D to AP - Adopted Plan, a rezone from R&D to SP - Creekside Village Specific Plan, a subdivision map, and establish a Development Agreement and Specific Plan for Creekside Village.

The project would include 115.8 acres of approximately 668 Single-Family Low-Density residential development, 20.8 acres of approximately 250 Single-Family Medium-Density residential development, 1.8 acres of Neighborhood Commercial, 13.6 acres of parks, 44.8 acres of open space preserves and buffers, and 11.1 acres of roadway infrastructure.
